How do I get my gate code?

Each house address has been assigned a specific gate code. To obtain the code for your address, please contact the board by emailing hoaboard@chadwickshores.com.

How do I purchase a gate remote?

Gate remotes are available for purchase.  Please email the board to obtain more information.

How do I register on the gate keypad to allow remote access for guests?

How do I obtain a copy of the community documents?

New property owners should receive a copy of the community documents at closing however, if not provided then, the documents are available on the Chadwick Shores website. The board advises that property owners who rent their homes provide their tenants a copy of the community documents, or direct them to the Chadwick Shores website.

Can you park vehicles on the easement?

You and your guests may park on the easement for social gatherings, but vehicles cannot remain overnight.  For more information, please visit the Homeowners page.

Can I post signs in my yard?

In general, signs are not permitted on HOA property or any private lot.  There are some exceptions to allow temporary signs related to building, selling, and renting property.  Please see the Homeowners page for more information.

What is the HOA right-of-way?

The HOA right of way extends 30′ each side of the center of the roads in CS. The roads in CS are18′ wide, which means that the right of way extends approximately 20′ from both road edges. Per the CS community documents, the right of ways are considered HOA common areas.

What are the rules governing parking on the right of ways?

As noted on the various signs within CS, parking on the shoulders (right of ways) is prohibited, and vehicles parked there are subject to towing at the owner’s expense.

Are there any circumstances in which vehicles are permitted to be parked on the right of ways?

Yes, parking on the right of ways is permitted for short duration events such as birthdays, graduations, football watching parties and family/friend visits. Consideration will be given to allowing limited overnight parking on the right of ways provided the vehicles are removed the next morning. It is asked that owners notify the board via email when vehicles will be parked on the right of way for the situational exemptions described above.

What is the process where the HOA can fine property owners?

While the HOA will make every effort to avoid levying a fine, the process is as follows:
 
1. The board will notify the property management company (PMC) of a violation of the community rules, at which time PMC will send a letter to the property owner describing the infraction, and where applicable, a period of time during which the infraction must be corrected.
 
2. Where the infraction is not corrected by the identified date, a second letter will be issued by PMC, again giving the date by which the infraction must be corrected.
 
3. If still no corrective action has been taken by the owner, PMC will send them a fine hearing notice which will establish a date and time wherein the owner can present their position regarding the infraction before the board takes any formal action.
 
4. This fine hearing may result in an accommodation being reached between the owner and the board, which may or may not include the levying of fines. If the owner chooses not to participate in the fine hearing, the board will proceed on its own to take action which could include the levying of fines.
 
5. Fines will be shown on the owner’s PMC financial statement, with overdue fines being subject to late fees until such time as the complete balance has been paid.

How does a property owner bring an issue to the attention of the HOA board?

There are two ways in which an owner can present an issue to the board. One is to email the board at hoaboard@chadwickshores.com, which the board will respond to in a timely fashion. The other way is to attend one of the quarterly HOA board meetings that are open to residents. If choosing this method, the board asks that you bring any information that is relevant to the issue you want discussed to assist the board in evaluating the issue. The dates, time and location of the board meetings are listed on the Chadwick Shores website.

The board wants to emphasize that it will not respond to issues raised via social media platforms.

What are the rules for using the parks?

Parks are open to Chadwick Shores residents from one hour prior to sunrise and close one hour after sunset. No fires. No Fireworks or explosives. No Alcoholic beverages. No Illegal substances or activities.

How do I add a message to the gate sign?

Residents may request to post messages on the gate sign about events that are important to them, such as the return of a deployed service member, or a child’s birthday. Please click here for information on how to request that a message be posted on the sign.
